Cypress Lakes boasts over 1,000 private acres with towering cypress trees, lush landscaping, and shimmering lakes. Inside the gated community is a great array of recreation with two picturesque golf courses and a resort-quality clubhouse with a restaurant, tavern, pro shop, fitness center, pools, and a full-time activities coordinator. There is as much, or as little, of what you want to do.
Lakeland is located in Central Florida, situated between Orlando and Tampa along the I-4 corridor.
You can take advantage of all the exciting things in Lakeland and close by! You’ll find great shopping, restaurants, aviation, movie theaters, the Lakeland Civic Center for the Performing Arts theater, and the world’s largest collection of Frank Lloyd Wright architecture on the campus of Florida Southern College. There are also nearby lakes and rivers where you can boat and fish.
Cypress Lakes is a convenient gateway to Walt Disney World, Epcot, Universal Studios, LEGOLAND, the historic Bok Sanctuary, and Busch Gardens Tampa. For the sports enthusiast, there is Marchant Stadium, home of the Detroit Tigers spring training since the 1930s. Additionally, there are the Tampa Bay Buccaneers, Orlando Magic, and other major league sports events. All of it is less than an hour’s drive. If you venture out a little further, the Kennedy Space Center and Daytona Speedway are approximately 2 hours away.
Lakeland Regional Medical Center, a nationally accredited, 851-bed hospital with a full range of services, including a specialized cardiac care center, is 9 miles away from Cypress Lakes.In the City of Lakeland, you’ll also have access to a cancer center, kidney dialysis center, and the Watson Clinic, which encompasses all doctors under one roof, along with it’s popular Urgent Care Center. Florida Hospital Zephyrhills is just under a 15-mile drive from Cypress Lakes, then further down in nearby Tampa, you’ll have access to Tampa General Hospital, and the H. Lee Moffitt Cancer Center & Research Institute. For the many veterans who call Cypress Lakes home, the James A. Haley Veterans’ Hospital in Tampa and the Orlando VA Medical Center are a reasonable drive away.

Tampa International Airport is approximately 45 miles southwest of Cypress Lakes Village and is served by most major airlines which provide nonstop daily service to more than 70 national and international destinations. Orlando International Airport is approximately 50 miles northeast of Cypress Lakes and has service to almost every major city in the U.S. as well as international flights.
Within a 7-mile radius are many of the major retail stores as well as the Lakeland Square Mall, anchored by four major retail stores and a variety of boutique shops. Located in Lakeland’s upscale Grasslands area with beautifully landscaped courts, Lakeside Village invites you to stroll, shop, indulge, and enjoy. Whether you are looking for a casual eatery, a fine dining experience, a boutique for unique gifts, or just a place to relax — Lakeside Village has it all and is only about 20 minutes away from Cypress Lakes.
At Cypress Lakes, we welcome non-aggressive pets. Reasonable pet rules, which are strictly enforced, keep pets and residents living in peaceful harmony. We also have two dog parks for those who want to exercise their small and large dogs with other pet owners.
MacDill Air Force Base is located in South Tampa, approximately 1 hour from Cypress Lakes.
We think it is the most comfortable in the state, with an average year-round temperature of 83 degrees.
There are two golf courses right in the community! An 18-hole PGA Championship Course and an 18-hole par 60 executive course. If you want to venture farther than your front door, there are many fine championship golf courses in the area.
Yes, we provide our residents with exceptional facilities for health and fitness. You can exercise to your heart’s content in our Fitness Club overlooking the resort-style pool area. The fitness center has state-of-the-art equipment that includes treadmills, stationary bikes, stair steppers, and more. If you are into aerobic floor exercises, you can step into shape by visiting our separate aerobics studio for group classes. There are also tennis, pickleball, horseshoe, shuffleboard, and bocce ball courts.
Cypress Lakes offers fishing in several of its lakes, and West Central Florida is home to some of the best sports fishing in the state. For the deep-sea fisherman, the Gulf of Mexico is within 60 miles. There is also fly fishing on the flats. Plus, you can drop a line in just about any of Florida’s rivers or lakes. After Hurricane Charley, the State Bureau of Mobile Home and RV Construction surveyed 11,800 manufactured homes among 77 communities. All the manufactured homes built since 1994 to the new wind standard came through the hurricane without major damage. Every single one! The construction is governed by HUD and built to withstand 125 mph winds.
Yes. We have many people purchase prior to retirement and lease their home as a tax shelter or vacation home.
There are no CDD fees at Cypress Lakes. If you are unfamiliar with the term, a Community Development District is a district that finances and manages community developments. Tax-free bonds are issued to the developer to finance the cost of building the infrastructure of the development, including roads, utilities, and many amenities. Homeowners in the development pay the costs of “CDD” over the span of 15 to 30 years, but again, there are no CDD fees at Cypress Lakes.
Yes! Although you cannot park them next to your home, there is on-property storage for oversized vehicles, such as motorhomes, trailers, and boats.
