We understand that plans change, and you may need to change your trip or cancel your booking. Below, you’ll find details on the Cove Communities reservation policy, deposit deadlines, and how to cancel an RV site or cabin reservation.
We’ve summarized our cancellation policy* to answer all your questions and more.
Short-Term Stay Reservation
Deposits
- 14 days or less stays – payment in full is required at the time of booking.
- 15-29 day stays – a 25% deposit is required during booking. The balance is due 14 days before arrival.
Cancellations
For short term stays, a refund less the 25% cancellation fee is granted so long as the reservation is cancelled 14 days or more before your arrival date.
Reservations cancelled less than 14 days before arrival are not eligible for a refund.
Long-Term Stay Reservation
Deposits
- Stays of 30 days or more – a 10% deposit on the total stay is required during booking. The balance is due no less than 30 days before arrival. A utility deposit will be required.
- A 3% credit card transaction fee will be applied to all reservations of 30 days or more.
Cancellations
So long as you cancel your long-term reservation 30 days or more before your arrival date, you’ll receive a refund for everything you’ve paid except for 25% of the total deposit, as that is non-refundable.
For any cancellations within the 30-day window of arrival you will lose the full deposit.
Early Check Outs or No Shows
For those who choose to check out early or don’t show for their reservation at all, will unfortunately not receive a refund. But we do know that sometimes the unexpected happens, so emergency situations will be reviewed with the Resort Manger on a case-by-case basis. One way to ensure you’re covered would be to purchase cancellation travel insurance through a third party to help cover any possible losses.

While we’re sad you won’t be staying with us we understand that sometimes travel plans change. If you need to cancel your reservation, please reach out to the resort you made your reservation with directly via phone or email.
