Monthly fees include lot rental amount, lawn mowing, edging, trimming & blowing, weekly garbage pickup, weekly recycling pickup, weekly yard waste pickup, automatic lawn irrigation, courtesy patrol, water, sewer, and use of the community’s resort-style amenities. Amenities include Card Room, Billiards, Table Tennis, Arts & Crafts Rooms, Kiln Room, Wi-Fi throughout the Clubhouse and Auditorium Buildings and Pools, Business Center, Horseshoe Pits, Tennis Courts, Pickleball, Women’s Sauna, Men’s Sauna, Shuffleboard, Fitness Center with Cybex equipment, two Heated Pools, two Whirlpool Spas, Gated Community, Organized Activities, Auditorium with commercial catering Kitchen, Lounge, Clubhouse, Coin Laundry, Curbside Mail Delivery, Full-time Social Director, and 2 Lakes. Lots range in size from 4,800 square feet to 10,000 square feet.
Yes, most pets are allowed with the exception of aggressive pets.
Yes, one occupant of the home must be 55; other occupants must be 45 or older.
Residents have full access to all of the resort-style amenities and community-sponsored activities and no additional community HOA fees (some communities have a resident-formed and managed HOA and they may require some small fee for being a member) or resort fees, everything is included in the monthly lot rent. You will be living with friendly neighbors and have the support of your Village management team.

Camelot Lakes Village has Non-Ad Valorem and Ad Valorem assessments that are similar to property tax; these amounts are included in your monthly fees and run about $100 per month.
Yes, you can rent out your home. You will need the operator’s written permission to do so before entering into a site agreement and the renters have to comply with the terms and conditions set out in the agreement signed by the homeowner. These include caring for the premises and reporting the need for any repairs and maintenance, paying utility bills on time, not using the premises for illegal purposes, and not interfering with the peace, comfort, or privacy of neighbors.
There is no community ownership-run HOA. There is an independent resident HOA group that organizes and runs a number of activities and events in addition to community-sponsored activities. The HOA also serves as a negotiating group relative to lot rent.
